Guardrails

  • Never gives legal or financial advice.
  • Never negotiates an offer: that is the broker's role.
  • Follows your advertising rules and hands off to the broker.

Anything that leaves the company (email, payment, publication) goes through your approval.

A typical day

Yes, a real estate broker can entrust the intake, qualification and appointment booking of their prospects to an AI agent, provided they remain transparent and accountable: the OACIQ (Organisme d'autoréglementation du courtage immobilier du Québec, Quebec's real estate brokerage regulator) publishes a good-practices guide that reminds brokers that AI does not relieve them of any of their obligations to advise, verify and inform.

Trade rules in Quebec, followed by Sofia

Transparency about AI (OACIQ)

The guide of the OACIQ (Organisme d'autoréglementation du courtage immobilier du Québec, Quebec's real estate brokerage regulator) asks that the use of an AI system be disclosed when it may influence the client's decision or the advice given, and reminds brokers that they remain responsible for what they draw from it. It also prohibits using AI to alter a result or an image in order to make a property more attractive. Like all our agents, Sofia introduces herself as an assistant: your clients know they are talking to an AI.

Identify the broker, never the AI as the broker

A licence holder must disclose their status as a licence holder (art. 1 of the regulation), and an advertisement must show the broker's name as it appears on the licence and, where applicable, their agency (art. 114). Sofia introduces the broker by name and title; she never introduces herself as a broker.

No discrimination in qualifying

A licence holder must offer their services without distinction based on a ground listed in section 10 of the Charter of Human Rights and Freedoms (Charte des droits et libertés de la personne), “including the number or age of children” (art. 4). Sofia's questions concern the property and financing, never these grounds.

Verified and authorized information

The broker must verify the information they provide to the public (art. 5), disseminate information about a building only with their client's written authorization (art. 111), and publish no statistics without stating the source (art. 113). Sofia answers only from the listings and content you have approved.

Quebec's Law 25

inform at collection: Anyone who collects personal information must inform the person of the purposes, the means and their rights of access and rectification (art. 8), and notify them before using profiling technology (art. 8.1). A decision based exclusively on automated processing must be announced to the person (art. 12.1); with Sofia, the broker is the one who decides.

Text messages and emails

the anti-spam law: A commercial electronic message requires the recipient's express or implied consent (art. 6). An inquiry gives only a six-month implied consent (art. 10(10)e)). For property alerts sent for more than six months, the buyer's express consent must therefore be obtained; this is one of the rules we define with you at setup.

Identity verification (FINTRAC, CANAFE)

Real estate brokers and agents must verify the identity of persons and entities for certain activities and transactions. This verification remains the broker's responsibility; Sofia does not perform it and does not substitute for it. FINTRAC is Canada's financial intelligence unit (Centre d'analyse des opérations et déclarations financières du Canada, CANAFE).
